PROJECT DESCRIPTION

To meet the growing demand for life science space in Montgomery County, Stonebridge has launched its EvolutionLabs program, focusing on delivering quality purpose-build lab space in Montgomery County. Capitalizing on the placemaking expertise of Stonebridge, EvolutionLabs product will transform urban environments and offer urban, amenity rich locations to a predominantly suburban submarket. With its initial offering, Stonebridge has planned for over 800,000 SF of speculative lab space, with the intent to double that number in the coming years.

The first project to be delivered under the EvolutionLabs program is EvolutionLabs at Washingtonian. EvolutionLabs at Washingtonian is a two-building, 270,000- square-foot development at 9713 Washington Boulevard. The first 150,000 square-foot, six-story building is planned to break ground in 2023 with tenant construction ready to commence in winter 2024. The second 120,000-square-foot building is expected to start construction in 2025. EvolutionLabs at Washingtonian project is a joint venture between Stonebridge and Principal Real Estate Investors.
