PROJECT DESCRIPTION

Avocet Tower is a 520,000 square foot trophy quality mixed-use project being developed in the urban core of the Bethesda Central Business District.  

Avocet Tower is a new beacon for Bethesda, soaring to 300 feet, creating a new skyline above surrounding buildings as a center for convenience, style, lifestyle, and culture. With unparalleled views, Avocet Tower is an architectural landmark that redefines the work-life experience in Bethesda.  The building will feature 370,000 square feet of office space with an outdoor plaza, two-story lobby and adjacent reception area for an AC Hotel.  The environment is designed to offer tenants a bright and airy space to work, relax or network without leaving the building.

The AC Hotel by Marriott, developed in partnership with OTO Development, offers 220 rooms and outstanding amenities for the project with conferencing space and a full-service restaurant and bar located on the ground floor.

Avocet Tower is designed for LEED® Platinum, incorporating state-of-the-art technology sustainability features, including high efficiently mechanical systems, secured bicycle parking and electric vehicle charging stations to promote sustainable methods of transportation, as well as dynamic glazing by View Glass throughout the entire office area.

A key portion of the site assemblage for the Avocet Tower was gained through a Public Private Partnership with Montgomery County (see 2nd District Police Station).

Construction of Avocet Tower will start in 2019 with the project opening in Spring of 2021.
