PROJECT DESCRIPTION

Academy Yard is a 55-acre mixed-use development located on a former one million square foot manufacturing facility set in the heart of the Odenton Town Center in Anne Arundel County, Maryland. StonebridgeCarras assembled the site in three separate transactions from 2006-2008, and planned, rezoned and commenced development of what will ultimately be a 970,000 square foot mixed-use development. The project is in close proximity to the Odenton MARC Commuter Rail Station and Fort George G. Meade (the largest employment center in the state of Maryland), and is strategically located approximately 30 minutes from Washington, Baltimore and Annapolis.

The first phase of the project, known as Flats170 at Academy Yard, was developed in a joint venture with Bozzuto Development, and sets the tone for this high-profile development with its abundant amenities, high-end finishes and energy-efficient systems. Located on a former industrial site, Flats170 required extensive environmental evaluation prior to design and construction, and received a Certificate of Completion through the Maryland Department of the Environment Voluntary Cleanup Program. The project also achieved LEED® Silver for Homes Multifamily Mid-rise Certification. Construction began in 2012 and was fully stabilized within a year of completion, achieving the some of the highest rents in the area.
